问: 我该如何登记购房意向?  
答: 您可以在拍卖前一天或当天联系卖家的中介来登记购房意向。不过,登记意向并不意味着 您必须参与竞拍。关于法律要求,您有必要咨询您的房产中介,因为各州的拍卖法都不尽 相同。

问: 拍卖前我需要知道什么?
答: 您需要明确您的最高出价,还有您将自己参与出价还是委托中介,由于拍卖结果具有法律 效力,所以您和您的中介必须在拍卖过程中保持明确一致。您有必要熟悉了解该房产的各 类文件,这些文件在拍卖开始前30分钟时会公布出来。

问: 如果竞标价没有达到卖家保留价怎么办?
答: 如果最高竞价低于卖家保留价,那么该房产就流拍了。最高竞价人将有机会和卖家协商。 如果因卖家竞价而流拍,那么卖家及其中介将可以和在场的任何竞拍者协商卖价。

问: 如果我赢得了拍卖, 我该做什么?
答: 在您赢得竞拍之后,就可以签署房屋交易合同了,卖家的中介会准备好合同,而且您需要 在当天支付保证金(通常为售价的10%)。您还需要做好房贷预批,因为如果您不能得到 贷款,您就会失去您的保证金。剩余房款将在过户日付清,通常卖家会将过户日定在拍卖 后的第30、60、或90天。当您和卖家都签署了交易合同,所有支票和转交手续都完成之后, 交易就完成了。当交易完成,房款付清之后,该房产才算正式售出。
